What is a measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure the house's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they note the layout of the rooms and other features, like stairs, entryways, and pantries. They might sketch the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage and the overall layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a measurement service?
